The purpose of having a mold inspection is to determine the existence of mold in the home and, if found what species of mold is present and at what levels. In our area, there are multiple species of mold that can show up on a mold inspection report. Most of these species, at low levels, will not create health issues in the typical healthy person. All mold samples are sent to an accredited lab for analysis. The detailed reports include the species of mold as well as if they are at an elevated or non-elevated level. Along with the report, you will also receive information on the species of spores that were detected by the mold test.
A visual inspection is conducted on every home inspection that we do. If mold is visible, it will be on the inspection report, and at that time, you can request a swab test. For a swab test, we take a sample of the affected area and send it to the lab for analysis.
An air quality test is used to determine the presence of mold spores in the air on the interior of the home. A sample is taken from the exterior of the home as well as the interior to determine what species of mold spores are present in the air in close proximity to the home as well as on the interior of the home. The test results are analyzed and compared to determine if there are mold species present on the interior of the home that vary from the exterior of the home and whether those species are at an elevated level or not.
An AC Duct Test is used to determine whether or not there are mold spores present in the ductwork for the AC system and whether or not they are at an elevated or non-elevated level.
